This isn't the first time we have worked with Fran Myer (read my first raving review), but this is the first time she represented us as the seller's agent.

Let me both start and finish by saying, SHE IS THE ABSOLUTE BOMB! With our international relocation plan in mind, Fran spent a couple of months watching the market carefully and devising her strategy to bring our home to market in a way that would fit our tight schedule and my lofty expectations. We listed on January 10, 2022 at a price she suggested but below what we expected. Not only was she right about the listing price and subsequent appraisal value, she was spot on with what our offers would look like. Because she is a pro, we even had showings before the listing even went active, accompanied by a solid offer. Once active, she managed the flood of requests to show and arranged about 20 showings and got over 10 offers the very first day, with 5 offers being over our ask and 3 well over our ask. You could attribute that success to this being a seller's market, but you need all the best tools to fully capitalize on that. Fran Meyer is a necessary addition to any complete real estate tool box. When our initial buyer, a young man buying for the very first time, got cold feet and wanted to back out, Fran contacted the agents of our other strong offers and had a replacement buyer in place so fast that it didn't disrupt our timeline one bit - even closing on the very same day as was planned for the previous buyer. From the well-crafted and thorough description, which aids mightily when appraisal time comes around, to the amazingly professional photos, that are crucial in driving feet to your door, to walking the deal to and through the closing table, complete with all the Is dotted and Ts crossed. Not only would we not hesitate to use her again ourselves, we would wholeheartedly recommend her to all of our friends and family. There are thousands of agents out there, but not every agent has the skill to take your deal from conception to completion. Imagine, if you will...list one day, show that day, field 10 great offers that same evening, accept a monster offer, lose that buyer, replace buyer next day with no additional showings, set a new $/sq ft high for your community, appraise exactly where your agent stated you would, close without a single hitch, and walk away with more than what you even listed at. "We had a property that was listed on Zillow for three months without a serious offer. The economy was not the best, interest rates were high, and it was not a good time to sell. And I lived three hours away from the property. I contacted a real estate professional who was a friend, and Fran was the top realtor on his suggested list. I spoke with Fran on a Monday, and was very impressed by her sales/marketing strategy. I asked her to help sell the property. By Tuesday/Wednesday she had some great pics on the place including arial views, and by Thursday she had it listed on multiple MLS sites. Fran showed the property on Friday and the weekend. On Sunday she had multiple offers. The following Monday, one week from talking to her, we had a signed contract for more that the asking price. We closed three weeks later, one month from the day I asked Fran to help us, and we had a check in hand! For me, if I was looking for a real estate agent on the west central Florida area, I wouldn’t even bother talking to anyone else. I’d just go straight to Fran!"
